Real estate tax for Ukrainians was increased. How much will one have to pay for extra area

The tax on the apartment will increase in Ukraine in 2022. Earlier one had to pay 70,8 UAH for each square meter exceeding norm. Now this rate will be 90 UAH. Thus, one will have to pay 3600 UAH for an apartment of 100 square meters.


This follows from Article 266 of the Tax Code of Ukraine.

Ukrainians will not have to pay for the entire area of residential, but only for the area exceeding 60 square meters for an apartment and 120 square meters for a house.

The amount of the tax will be up to 1.5% of the minimum wage. Though, local authorities can reduce this rate. The funds collected from the apartment tax will go to the local budget and the government can change its percentage. In some regions, for example, the square meter tax has been increased to 1% and the rate to 80 square meters. Though, according to the law, the government cannot increase the tax burden - only reduce it.


"In case if the taxpayer owns an object (objects) of residential real estate, including its share, which is owned by a natural or legal person-taxpayer, the total area of which exceeds 300 square meters (for an apartment) and/or 500 square meters (for a house), the amount of tax will be increased by 25,000 UAH a year" ,  – as referred to in the Tax Code of Ukraine.

Owners of an apartment with an area of 310 square meters will have to pay 17.7 thousand UAH for extra 250 square meters. They will be obliged to pay additionally another 25 thousand UAH to the budget.

What private houses in Ukraine have become more expensive sharply

Over the past three months, the cost of private residences in the suburbs of Kyiv, Kharkiv, Odesa, Dnipro and Lviv cities has increased by 3-5%. The highest increase in cost was detected in the segment of houses up to 150 m2 that are located at a distance of up to 20 km from the city.


"Over the past three months on the market of private estates there has been a slowdown in their cost. Currently, the demand for private residences is met by almost 90%," ASNU President Yuriy Pita said.

According to him, since the second half of 2021 another important trend is noticeable: the demand for private residences is gradually declining. Thus, the number of potential purchasers decreased by 10% from July to September.
